Uncle Kham opened up the citywide hotel database and sorted every listing by price. A few numbers made him raise an eyebrow. Here are the 10 highest room prices found across Chiang Mai, ranked from most expensive down.
One thing before you read on: these prices are "prices found" on the date each listing was checked, not today's live rate — the checks span late 2026 through mid-2027, and actual booking prices always move with dates and promotions. Don't be surprised if what you see when you check yourself doesn't match exactly. More importantly — the most expensive is not always the best. Uncle Kham will say plainly where the review scores back up the price, and where they don't.
The 10 Most Expensive Hotels in Chiang Mai, Ranked

1. Cliffver
Top of the list at 53,818 THB a night (price found on 5 May 2027), a 4-star resort villa out near Mae Kampong village, 38.8 km from the Old City. It has a garden and a hot tub, check-in from 15:00, check-out by 11:30. The overall review score is 8.4 out of 10 from 2 reviews — but broken down by category, cleanliness sits at 8 out of 10, slightly below the city average of 8.5. Worth noting: the single most expensive listing in this list, yet it still falls a bit short of average on at least one measure.
2. Pine Village
In the same Mae Kampong area as Cliffver, also 38.8 km from the Old City. Price found: 42,300 THB a night — the second-highest on this list. It has a private pool, an indoor pool, a garden, and a hot tub. But the overall review score is just 6 out of 10 from a single review, and every category score — cleanliness, location, service, value for money — comes in at exactly 6 out of 10, clearly below the city average across the board. Uncle Kham will say it straight: this is the second most expensive listing in the city with the lowest review score on this entire list. Weigh that carefully before booking.
3. Luxury Pool Villa with Jacuzzi & Pool Table
A 3.5-star villa 8 km from the Old City, price found at 27,179 THB a night. Highlights are the private pool, air conditioning, and parking. Check-in from 15:00, check-out by 11:00. The overall review score is a strong 9.3 out of 10 (from 1 review), and every individual category — cleanliness, facilities, room comfort and quality, service — scores a perfect 10 out of 10. This is one where the price and the score actually line up.
4. Four Seasons Resort Chiang Mai
A name known worldwide, open since 1995 and one of the oldest properties in Uncle Kham's records. A 5-star resort at 25,350 THB a night, review score 9.2 out of 10 from 332 real reviews — by far the largest review count on this list. The resort has both an outdoor and an indoor pool, a spa, a fitness room, a sauna, and a hot tub, plus multiple dining venues including Khao, North, Ratree Bar and Lounge, and Rim Tai Kitchen. Cleanliness and service both score 9.7 out of 10, well above the city average.
5. U Maerim Chiangmai
A 3-star resort priced surprisingly high at 24,987 THB a night, out in the Mae Sa area near Mae Sa Waterfall, just 2.4 km away. It has an outdoor pool, a restaurant, family rooms, and a garden. The review score is 8.7 out of 10 from 86 real reviews — the second-largest review count on this whole list after Four Seasons, which says something about how many real guests have actually stayed here. Staff service scores 9.4 out of 10, clearly above the city average of 8.2.
6. Riverside Private Pool, 7-Bedrooms, Chiang Mai Center — TANPURI
A 4.5-star riverside villa on the Ping River, price found at 18,613 THB a night. The biggest strength here is location — just 2.6 km from the Old City, 2.25 km from Tha Phae Gate, and 2.3 km from Chiang Mai Night Bazaar. It has a private pool and a balcony/terrace. The overall review score is a perfect 10 out of 10 from 2 reviews, with every category — cleanliness, facilities, location, room comfort and quality, service, and value for money — also perfect.
7. Three Kings Private Luxury Villa
A luxury 5-star villa, price found at 16,667 THB a night, 16.1 km from the Old City. This is a genuinely private property with 5 bedrooms sleeping up to 15 guests, set on a walled 8,000-square-metre plot with a large saltwater pool. The review score is a very high 9.8 out of 10 from 2 reviews. Uncle Kham has to be honest here — there are no temples or markets within walking distance, since this is a closed, private villa outside the city; every outing means driving. It suits a large group after real privacy more than someone who wants to step outside and explore.
8. Joy Homes Design Pool Villa
A 3.5-star villa, price found at 15,750 THB a night, 4.7 km from the Old City but just 2.5 km from the airport — handy for frequent flyers. It has a private pool and a hot tub. The review score is 7.7 out of 10 from 3 reviews, the lowest in the bottom half of this list, though still a reasonable score.
9. Tolani Northgate Villa Chiang Mai
A 5-star resort villa open since 2013, in the Chang Puak area, price found at 14,976 THB a night. Its strongest point is location — just 120 metres from the city centre, and 120 metres from Wat Lok Moli, genuinely walkable. It has both an outdoor pool and a private pool in each villa, a kitchen for self-catering, massage service, and a hot tub. Staff service scores a striking 9.6 out of 10 from 54 real guests, clearly above the city average — Uncle Kham would call that its strongest feature.
10. Emeralda Pool Villa 4BR | Free daily housekeeping
Closing the list at 14,948 THB a night, a 5-star villa 5 km from the Old City with a private pool, a balcony, air conditioning, and parking. What earns it a special mention is the review score — a perfect 10 out of 10 from 53 real guests. A property with this many reviews rarely gets a perfect score from every single one. That number says more about quality than any marketing copy could.
Uncle Kham's Takeaway
Ranked from most to least expensive, one thing stands out clearly: price and review score don't always move together. The two most expensive listings, Cliffver and Pine Village, both fall below the city average on several review categories, while cheaper listings on this list — Emeralda Pool Villa 4BR and Riverside TANPURI — scored a perfect 10 from dozens of real guests.
If you're asking Uncle Kham which to pick, don't look at the price alone — always check the review count alongside it. A high score from 1-2 reviews and a high score from dozens or hundreds of reviews are not the same kind of trustworthy.
